By using yourfirsthomecalculator.co.uk you agree to these terms. The site is provided free of charge by the Your First Home Calculator team, an independent website with no connection to HM Government or any government body. You can contact us at hello@yourfirsthomecalculator.co.uk.

Information, not advice

Everything on this site, including the results of the calculators, is general information. It is not financial, mortgage, legal or tax advice, and it does not take account of your circumstances. Government schemes have detailed rules that change; where a rule has not been announced we say so and use a labelled assumption. Before making any decision about buying a home, taking a mortgage or using a government scheme, check the current rules on GOV.UK and take advice from a regulated mortgage adviser and a qualified solicitor or conveyancer.

A mortgage is a loan secured on your home. Your home may be repossessed if you do not keep up repayments on your mortgage.

Accuracy

We take care to keep the site accurate and we show our sources, but we cannot guarantee that every figure is correct or current, and we are not responsible for decisions made in reliance on it. Calculator results are illustrations based on the inputs you enter and the assumptions shown on the methodology page; real lenders’ terms, fees and rates will differ.

No applications

This site does not take applications for any scheme, does not hold waiting lists and does not charge fees. Anyone claiming to accept Your First Home applications or fees on our behalf is not connected with us.

Intellectual property

The text, design and code of this site belong to Your First Home Calculator unless stated otherwise. You may quote short extracts with a link to the page. Government text reproduced on the site is used under the Open Government Licence v3.0. You may not copy the calculators, reproduce whole pages or use the site’s name in a way that suggests we endorse you without written permission.

Links to other sites

We link to GOV.UK, lenders and other sources for information. We are not responsible for their content or their handling of your data.

We are not responsible for losses that were not foreseeable when you used the site, or for decisions you make without taking the professional advice we recommend on every page.
