Your First Home Calculator is an independent website. It is not affiliated with, endorsed by or connected to HM Government, HM Treasury, the Ministry of Housing, Communities and Local Government, Homes England, or any lender, broker, housebuilder or estate agent. “Your First Home” is the name of a government scheme; we use it to describe the scheme, not to claim any connection with it. Official information is published on GOV.UK, and we link to it on every scheme page.

Not advice

The guides on this site are general information. The calculators produce illustrations based on the figures you enter and the assumptions listed on the methodology page. None of it is financial, mortgage, legal or tax advice, and none of it takes account of your circumstances. Speak to a regulated mortgage adviser and a solicitor or conveyancer before making decisions.

A mortgage is a loan secured on your home. Your home may be repossessed if you do not keep up repayments on your mortgage.

The scheme is not finalised

Your First Home was announced on 26 September 2026 and its full rules are due at the Budget on 28 October 2026. Until then, several figures on this site (the length of the interest-free period, interest after it, repayment rules, the income cap, the price caps, the launch date) are labelled assumptions or unknowns. Do not make a financial commitment on the strength of an assumption.

No applications, no fees

We do not take applications for any scheme, hold no waiting list and charge no fees. We will never ask for your identity documents, bank details or payment.

Accuracy and liability

We check our figures against their sources and date every page, but rules and rates change and we may make mistakes. If you find one, please tell us. To the extent permitted by law we accept no liability for loss arising from reliance on this site. Full terms are on the terms of use page.
